Pre-qualification is a phone-call estimate. Pre-approval is a documented underwriting decision. Sellers ignore offers without pre-approval letters. Every single day matters in this market.

Ignoring Florida insurance + tax in the monthly budget

Florida insurance has shifted dramatically. Your "monthly payment" without insurance + property tax is fiction. We'll model the true monthly cost before you write an offer.

Not knowing about Hometown Heroes DPA + builder Flex Cash
